4Site are seeking a skilled Estimator with a proven track record in high-end residential construction to join our client, a main contractor who specialises in luxry refurbishments up tp £15m. This role offers the opportunity to contribute to the delivery of prestigious, bespoke properties by providing accurate cost estimates and supporting the tender process for luxury residential projects.
Key Responsibilities:
- Prepare detailed cost estimates for high-end residential construction projects, including new builds, refurbishments, and fit-outs.
- Analyse architectural drawings, specifications, and client requirements to produce accurate tender documentation.
- Identify and assess risks, pricing variations, and ensuring contingencies are factored into estimates.
- Source and negotiate with suppliers and subcontractors to obtain competitive pricing.
- Collaborate with project managers, quantity surveyors, and design teams to ensure cost estimates align with project goals and budgets.
- Participate in client meetings and presentations, clearly communicating cost breakdowns and tender proposals.
- Maintain an up-to-date database of rates, suppliers, and subcontractor contacts specific to the high-end residential market.
Requirements:
- Proven experience as an Estimator, ideally within high-end residential or luxury construction projects.
- Strong knowledge of pricing bespoke materials, finishes, and high-specification requirements.
- Proficient in estimating software and tools (e.g., ConQuest, Causeway, or equivalent).
- Excellent analytical and problem-solving skills, with exceptional attention to detail.
- Strong communication and negotiation abilities, with the confidence to liaise with clients, suppliers, and subcontractors.
- Familiarity with JCT contracts and procurement strategies in the high-end residential sector.
- Relevant qualifications in construction, quantity surveying, or a related field are advantageous.
