4Site are seeking a driven and detail-oriented Intermediate Quantity Surveyor with experience in high-end residential main contracting to join a leading contractor specialising in luxury residential projects across the UK. This is a fantastic opportunity to work on some of the most prestigious and complex residential developments in the industry.
You will play a pivotal role in the commercial management of multiple high-value projects, utilising your negotiation skills to drive project costs and value. You’ll work closely with senior QS and project management teams to ensure projects are delivered on time and within budget.
Key Responsibilities:

Prepare cost estimates, tender packages, and procurement documentation for high-end residential projects

Monitor project costs, handle valuations, and manage variations

Negotiate with subcontractors and suppliers to achieve the best possible terms and prices

Oversee subcontractor procurement and final account settlements

Provide regular cost and project reports, ensuring financial control across multiple sites

Liaise with clients, architects, and consultants to ensure projects run smoothly

Assist with contract administration (JCT contracts experience preferred)

Manage project budgets, ensuring high-quality work is delivered on time and within budget
Requirements:
-
Minimum of 2–3 years’ experience as a Quantity Surveyor with a UK-based main contractor

Previous experience on high-end residential projects (new build, refurbishment, or restoration)

Degree qualified in Quantity Surveying, Construction Management, or a related field

Strong commercial awareness, attention to detail, and a solid understanding of costs and pricing

Proven negotiation experience with subcontractors and suppliers to ensure cost-effective solutions

Experience with JCT contracts (preferred)

Strong communication, client-facing, and stakeholder management skills

Ability to manage multiple projects simultaneously and meet deadlines
